I have been blessed with some great mentors and guys with business acumen.
While working with a friend of mine who was accumulating a large apartment real estate portfolio during a significant downturn almost 50 years ago, I watched him do the following with bankers holding properties that had reverted to them.
Several times I observed him make the following offer:  &quot;I&#039;ll give you your price but I get to set the terms including length and interest rate.  Or, in the alternative, you can set those terms but then I&#039;ll set the price!  Which would you prefer??&quot;
Worked time after time and both sides walked away happy.
